New Retail and Restaurant Space Coming to Cool Springs Galleria

The Cool Springs Galleria is in the beginning stages of a major facelift totaling millions of dollars and adding several thousand more square feet of retail and restaurant space. According to, the one-million-square-foot shopping complex is one of the biggest and most successful retail centers in the Southeast and the largest annual tax generator for Williamson County. It remains a huge draw, with 13 million annual visitors and yearly sales topping $400 million. Currently there are five anchor stores, 150 other retail spaces and eateries, and 3,500 employees.

WKRN reported that the mall's owners laid out several phases of changes, with the first project being to add square footage to the area that is currently the Sear's store. Another phase will be to add more square feet to an area called The District, which will "celebrate the culture of Middle Tennessee with equestrian details, barn doors and wood slats. The new retail area would have canopy covered walkways for shade, among other details."

 And then the final phase will add 10,000 square feet near Macy's. Belk will also undergo a $12.6 million expansion and renovation.

As the project progresses, top retailers will begin to announce their presence, but there is already a lot of excitement over three confirmed spots.

To the delight of girls for miles around, there will be an American Girl retail store, with a 25-seat Bistro for parties. Another part of the store will allow kids to treat their 18-inch dolls to a hair salon or to design t-shirts for them in a boutique.

The Tennessean reports that the 9,000-square-foot store is slated to open in spring 2015. Currently, the nearest American Girl retail store for Nashville shoppers is in Atlanta. Nashville will also be the smallest metro area to have an American Girl retail location.

Found in 53 countries worldwide, Swedish retailer H&M is a highly sought-after clothing company. H&M offers stylish clothes at reasonable prices for men, women, and children.

Offering a spiral-bound booklet of menu options, The Cheesecake Factory is a delicious dining experience for more than just cheesecakes.

The Nashville Business Journal quoted David Overton, Founder, Chairman and Chief Executive Officer of The Cheesecake Factory Incorporated as saying, "For more than 35 years, The Cheesecake Factory has been known for creating delicious, memorable experiences for millions of guests around the country, and we're excited about coming to Franklin. We look forward to opening our doors at CoolSprings Galleria later this year."

Franklin, Tennessee, Is Booming in the Business World

The landscape of the Franklin/Cool Springs area is constantly changing, but it's about to change dramatically around the corner of McEwen Drive and Carothers Parkway. Acres of treed land is being turned into exciting new developments that will attract businesses all over the world.

Nestled on the corner of McEwen and I-65 in Cool Springs, an unprecedented 71-acre mixed-use corporate community featuring up to five Class-A office towers, an on-site multi-family apartment along with support retail, and unrivaled green amenities. Although construction has been delayed, the property across the street from the two above sites has been purchased, and plans have been submitted for a $200 million, 500,000 square-foot medical office and surgery center. More details should be coming soon.

And not too far down the street on Liberty Pike, Columbia State Community College is breaking ground on a $36.4 million campus on 36 acres to accommodate their growing population of students.

The magazine states Franklin has universal qualities such as affordability, availability of a talented labor pool, existence of a thriving business community and quality of life. Business Week chose one small city in every state based on 11 factors that shape a city's entrepreneurial climate, from education level of the workforce to the amount of venture-capital investment to the number of startups."

Are Termites a Deal-Breaker?

Termite damage. Those two words have sent many a homebuyer running for the hills, but some of those fears are exaggerated. Because of the mild climates in Middle Tennessee, subterranean termites are common, but I have yet to see a case of irreversible damage in a well-maintained home. Here are my thoughts:

Prevention is key. Even if you don't have the budget for year-round or quarterly care, it's in your best interests to spend the $50-$75 it takes for a professional to come out once every year or every other year to make sure there are no signs of termite colonies or damage. Because they are subterranean, termite damage is difficult to see from the outside of your home, so unless you have a background in pest control, hiring a professional who knows what to look for is best.

If you do have enough in your budget for a termite contract, you will have the security of the termite company being held liable for any damage that might occur after your home has been treated under contract. As with any kind of maintenance on your home, ask for references and get more than one quote before you choose your service provider.

If you are thinking about selling your home, be proactive and have your property treated once or twice for all pests before you list. If a potential homebuyer sees so much as a trail of ants as they do a walkthrough, it might be enough to make them think the home is not well cared for. 

If you are a homebuyer, the laws have changed in Tennessee in regards to a termite letter. Although this used to be the seller's responsibility, it is now the buyer's responsibility. Banks require proof that a home is free of termites before they loan money for a sale. This inspection is usually done within the normal inspection period as part of a contingency on the purchase of the home.

Many people have the knee-jerk reaction that termite damage is a deal breaker, but it doesn't have to be. A knowledgeable termite inspector should be able to tell if the damage is from current or past activity, and he or she should have several proven techniques to appropriately fix termite damage and destroy current infestations. After the problem is fixed, the home should remain termite-free with proper maintenance.

How to Hire the Best People for Home Projects

Home renovation projects are big business these days, so if you've got a few home projects you'd like to tackle this summer, you need to know who to call. People often ask me for references on handymen and contractors, and I'm always pleased to recommend several in the Brentwood, Tenn., area.

People also ask me how to know whether you should call a handyman or a contractor for particular jobs. As a general answer, I say to call a handyman for smaller projects that might fall under a "honey-do" list and stick to contractors for bigger jobs that might require moving a load-bearing wall or adding on to a current structure. Although you can find handymen who specialize in certain areas such as plumbing or tile work, if you have a job that requires several specialties, a contractor can sub-contract someone for every specialty area that you need.

The number one way to find the best people to work on your projects is by word of mouth. Getting those first-hand references are the best representation of what you will actually get. Reading reviews is helpful too, so look for those online to see what other people are saying.

Do your homework. Saving a few dollars up front on someone could cost you big dollars in the end if you're not thorough.And don't be afraid to do a background check or to interview more than one person to make sure you have the right fit for your project and for your family.

One of the most important things to make sure of is if that​ person you hire is licensed for your particular project, and that they are insured and bonded. This is the only way you can be protected if anything goes wrong. If you hire an unlicensed person and they get hurt on your property, it could pose a huge threat to your financial security. Ask for a written agreement of everything. You do not want someone to walk away with unfinished or faulty work that does not even meet your local codes.
