Is Retirement in your future?

The children are finished with college and seem settled in their lives and now, it is time to think about the rest of your life. Where you want to live?  Clearly it is a great time to think of the house you want to live in as you move toward retirement.

Thinking ahead tells you that a single-story home is what the future holds and what you will need eventually.  No matter how healthy you are now there will come a time that stairs become harder and harder to climb.  It is also a time if you are thinking of new construction,  you can include some other features that you will enjoy as you age.  Of course keeping in mind how much space you need and who will be visiting from out of town.  For example, if your grandchildren be coming to visit and so you need that extra bedroom or two.  One bedroom  can always double as a home office.

Some other features to consider are walk-in showers, big hallways and entryways and you can never have too much storage space.  It might seem premature now but it is wise to look forward and be prepared.  These considerations also give your home extra value.

As strange as it may seem you and your spouse might have different feelings on some of this decision making.  Where you want to live for example.  One of you may want the warmer seasons year round and one may want the changing of seasons.  Conversation upfront will help making these decisions much easier.  If you have the financial independence to do so, a home in a warmer climate to escape to could be the ultimate plan? Either way, it's very important that you consider a home with low maintenance.

Last but not least,  you need to consider your pets.  If Snoopy needs to be taken out often then a high rise condo with elevators  might not be the best home to consider.​ It is a personal choice that should be considered seriously.

Fortunately with the help of an experienced Real Estate agent, you can tackle and discuss this topic and make the right decisions for you and your family. As I tell my own parents.... let's try and make decision now rather than being forced into it later. And always remember I am here for free advise....

Limited homes on the market, so be prepared...

Sellers, even though there are more buyers wanting homes in this crazy #Nashville market, the home still has to be of value in the mind of the purchaser.  We hear talk everyday about our market as a sellers market.  While that is true, rates are inching up.  Some Buyers are prepared to forego some items in the final contract to get the home they want, even when paying top dollar.  In higher price range there is a little more wiggle room to negotiate who pays for what. Remember...almost everything is negotiable?

Appropriate pricing is necessary for the buyer to be willing to purchase.   Buyers wanting a home in a particular area won't just purchase any home. Again, the home has to meet a buyers needs not just value of the price. 

As a Buyer, your Realtor can assist you is making sure you are prepared financially to purchase.  The first step to buying your first home or your tenth home is great credit. Making sure your credit is order is number one on your list.  Even if you are paying cash, it's important to be prepared to provide proof of funds.  Sit down and see how financially sound you are and make some adjustments where necessary.  Your budget will determine the price range you will be looking in for a new home.   You can look online for templates to organize your budget.  If you aren't quite there, now is the time you can get back on track to a journey that can lead you to your dream home.   

Be careful of Online quotes and websites, they are just that...."Online" and are used to lewer you in. How can you Make Sure your New Bedroom is Good for your Sleep?

Open layouts with a lot of natural light are all the rage right now when it comes to real estate. You see it everywhere. Historical and old-fashioned buildings have been renovated into apartments with as much space in a single room as possible. The fashion is also to install high-efficiency light bulbs to use as little energy as possible. You might also want a trendy mattress.

That’s great for the many days ahead, but when it comes to getting a good night’s sleep, that can cause some problems.

Let’s start by talking about lights. High-efficiency light bulbs are all the rage right now, and with good reason. The lower your power bill, the better your budget, right? They’re also slightly better for the environment than their lower efficiency counterparts. However, LED and compact fluorescent bulbs can actually be a problem when it comes to bedtime.

Our eyes believe that blue spectrum lights mean that we need to be awake and functioning. Many of the higher efficiency light bulbs give off a lot of blue spectrum light, which can make getting your brain to accept that we should be trying to fall asleep.

One way to help with that is to get a more yellow-tinted bulb, which isn’t hard to find with LEDs. You can also use old-fashioned incandescent bulbs.

Many younger people tend to keep their offices in their bedrooms, which is a problem. The more distractions you have in your sleeping environment, the worse sleep you’re going to get, especially when those distractions include a computer. Computers and many electronics have blue spectrum lights built into their LCD screens, like high-efficiency light bulbs. Those lights are great for increasing the amount of attention you pay to them, thanks to the way our brains work. However, they are not good at all for letting you go to sleep promptly.

The more stuff you have in your bedroom, the more likely you are to stay awake when you need to be asleep. You know what they say - out of sight, out of mind. That should apply to your office space. If you must have an office in your bedroom, you should put a divider or something to block your view of your workspace. You should also have an out of sight place to leave your phones, tablets and other electronics, to make sure that you have as few obstacles as possible between you and getting the best night’s sleep.

Now, that distraction-free zone should also have some plants in it! NASA did a study, and it showed that particular plants are good to have in your bedroom to have cleaner air. An easy way to include plants in your home is to have a window box or some floating shelves on the walls.

Clean air flowing through your bedroom means a high quality of sleep. Another great way to have these effects is to sleep with a window open, so make sure that’s a possibility when you’re looking for a home. If it’s not possible, a ceiling fan or air conditioning unit can also help. But fresh, flowing air is the best.
