Staging Your Home for Selling Success

Home sales in Middle Tennessee have been on a steady rise. So, how do you attract the attention of the right buyer when selling your home? The Brentwood, Tenn., real estate market has a lot to offer, so you have to make your home stand out.

Today’s post will address the value of staging your home. Some people only have a few dollars to invest in their home before it goes on the market, so you have to make sure those dollars count. Statistically, staging has a great return on investment. According to professional home stager Anthea Click of Fresh Perspectives, homes that are staged sell for 7% higher than non-staged homes and up to 50% faster. Who doesn’t want a higher price and a faster sale? She goes on to say that 90% of staged homes sell in 30 days or less and 75% of those will sell in the first two weeks. These statistics hold true in all price ranges.

So what exactly is staging? Mrs. Click says, “Buying a home is an emotional decision, so we like to show homebuyers how they can live in the home by showcasing the architectural features and the unique spaces that make the home stand out.” For instance, the staff at Fresh Perspectives might look at the blueprints of a home and make suggestions for reinventing spaces to avoid wasted space and to maximize storage. A bulky water heater under the stairs might be moved under the house to create a great desk area. Or a small pantry or closet might be expanded to show the home’s storage potential.

A stager will focus on what they call the money rooms, which include the kitchen, living room, dining room, master bedroom and bath, and a study if that applies. They will also feature the unique spaces like a sunroom or an outdoor space. Those changes include color selections for lighting, rearranging furniture, de-cluttering, and adding pieces that bring the room together.
